The Greater Edmonton Area real estate market saw a 27.6% drop in sales in January 2026 compared to the previous year, with 1,151 sales reported. New listings rose 84.2% month-over-month and inventory increased 32.7% year-over-year. The average selling price fell 1.4% from the previous month to $448,761 but was 2.5% higher than January 2025. The City of Edmonton experienced a 33% sales decline and an 85.7% rise in new listings.
