Edmonton Housing Market Shifts to Buyers in Mid-Winter

Greater Edmonton Area reported 1,151 home sales in January 2026, down 27.6% year-over-year.
New listings surged 84.2% month-over-month to 2,518, raising inventory 32.7% above last January.
Average selling price fell 1.4% from December to $448,761, 2.5% higher than January 2025.
City of Edmonton recorded 791 sales, down 33% year-over-year, with 1,799 new listings.
Homes averaged 59 days on market, giving buyers more choice and negotiating power in 2026.
